Dubbed “The Runway at YZD,” the competition invites design teams to reimagine the airstrip as a continuous, pedestrian-friendly corridor that will serve as a focal point for seven planned neighbourhoods across the 370-acre site. This transformation is part of one of the largest urban redevelopment projects in North America, aiming to create a dynamic public space that will draw visitors from around the world.

The project, a vital part of the YZD development, will link these new communities, providing not just physical connections but also spaces for recreation, public amenities, and community activities for the 55,000 future residents and 23,000 workers expected on site. Previously home to aerospace innovation and a military base, the Downsview site is undergoing a monumental shift following its acquisition from Bombardier in 2018. The YZD development will weave this industrial land back into the urban fabric of Toronto, with The Runway acting as the central artery of the transformation.

The design competition will span two phases, with interested teams submitting Expressions of Interest, followed by a Request for Proposals for shortlisted candidates. The winning team will be tasked with developing design guidelines that ensure The Runway becomes a landmark in placemaking and adaptive reuse of industrial spaces.

Kristy Shortall, Senior Vice-President of Development at Northcrest, emphasized the significance of The Runway, calling it “the heart of YZD” and highlighting its role in fostering vibrant, sustainable communities. Ken Greenberg, urban designer and chair of the competition jury, noted the project’s potential to set a new standard for reusing urban infrastructure as a unique feature of Toronto’s identity.
