The report evaluates the performance of 92 Preferred-affiliated hotels in North America from 2021 to 2023, highlighting the brand’s continued success and its ability to deliver significant cost savings while outperforming competitors.

The report, which analyzed data from STR for Occupancy, Average Daily Rate (ADR), and Revenue Per Available Room (RevPAR), categorizes the hotels into primary, secondary, tertiary, and resort markets. Across all three market segments, Preferred-affiliated properties consistently outperformed their competitors in terms of RevPAR penetration from 2021 to 2023. The study emphasizes how independent hotels thrive in areas such as RevPAR growth and ADR while benefiting from the cost savings associated with the Preferred brand’s high industry performance.

Key Findings:

  • Resort hotels were identified as the top performers, with Preferred-affiliated properties achieving a RevPAR Index of 131% to 141% compared to their competitive sets. Both occupancy and ADR drove this outperformance, with group performance particularly benefiting from ADR premiums.
  • Primary market hotels also showed strong results, with a RevPAR Index of 111% to 115%, driven by consistent ADR premiums. These hotels capitalized on transient occupancy, capturing a significant share of the recovering and high-rated corporate travel market.
  • In secondary and tertiary markets, Preferred-affiliated hotels maintained strong RevPAR indexes between 103% and 111%, with premium ADRs and solid group segment performance contributing to their success.
  • The report also revealed that Preferred Hotels & Resorts’ cost to hotels is significantly lower than competitors, averaging less than 1.5% of gross rooms revenue, compared to the roughly 11% charged by other luxury and upper-scale brands.
