From Renaissance views to beachfront calm ten new Mandarin Oriental Exceptional Homes land in the Mediterranean

Based on information outlined in the company’s official announcement, the move brings the portfolio to 35 privately owned homes across 14 destinations, reinforcing the group’s strategy to grow selectively while preserving a strong emphasis on service and discretion.

The latest additions place a clear spotlight on the Mediterranean. Florence makes its debut in the collection with Villa Petrucci, a restored private residence set above the historic city. The home offers panoramic views across Florence alongside secluded gardens and a pool, positioning it as a retreat that combines cultural immersion with privacy. According to official details shared by Mandarin Oriental Exceptional Homes, the villa’s interiors were shaped through a five-year restoration led by architect and designer Massimo Adario, drawing on Renaissance influences while introducing contemporary elements.

In Sardinia, the collection now includes Villa Marzia, a beachfront property in Capo Coda Cavallo with direct access to the sea. The addition reflects a growing demand for villas that offer both privacy and a strong connection to nature, a theme that continues in southern Italy. Puglia remains a key region for the brand, with new trulli residences joining existing masserie. These restored stone dwellings are presented as intimate countryside escapes that preserve local architectural traditions while catering to modern expectations of comfort.

Marbella emerges as the most notable area of growth within this expansion. Six new villas have been introduced across sought-after neighbourhoods including Nueva Andalucía and Sierra Blanca, as well as frontline beachfront locations. Based on official press materials, these properties were selected for their contemporary design and their interpretation of modern Andalusian living, with several positioned near established golf courses such as Las Brisas.

While Europe dominates the latest phase of growth, the broader Exceptional Homes portfolio continues to span destinations ranging from Ibiza, Mallorca and the French Riviera to long-haul locations including Los Angeles, Phuket and Bali. Each home is privately owned and operates under Mandarin Oriental’s service model, which, according to the group’s official communications, includes dedicated concierge support, optional private chef services, daily housekeeping and personalised itineraries.
