Kimpton Expands California Presence with Napa Valley Luxury Hotel in Partnership with Stratus Development Partners

The first Kimpton hotel in Napa Valley is scheduled to open in 2028.

(NEWS) ATLANTA, 2025-Sep-11 — /Travel PR News/ — Kimpton Hotels, part of IHG Hotels & Resorts’ luxury and lifestyle portfolio, has announced plans to open a new property in Napa Valley, California, in 2028. The development will mark the brand’s debut in the globally renowned wine country, a region that welcomes millions of visitors each year. Located along First Street and the Napa River near the Oxbow Public Market, the hotel will feature 123 guest rooms across two four-story buildings, designed to reflect the area’s natural beauty and vibrant culture. Guests will enjoy Kimpton’s hallmark offerings, including morning coffee service, evening social hours, pet-friendly stays, and its signature “Forgot It? We’ve Got It!” program.

The new hotel will also highlight food and beverage as a central part of the experience, introducing a rooftop bar and restaurant with sweeping views, alongside wellness amenities such as an outdoor spa, courtyard, and contrast therapy studios. The project is being developed in partnership with Stratus Development Partners, who will add their first IHG property to their portfolio through this collaboration. IHG executives described Napa Valley as a perfect fit for Kimpton’s blend of “sophisticated yet playful” hospitality, while Stratus emphasized its potential to become a social hub for both visitors and locals. The announcement adds to Kimpton’s ongoing expansion, which now spans nearly 150 open and pipeline properties worldwide, with recent projects in Texas, California, and Hawaii.

Six Senses, also part of IHG Hotels & Resorts, will open a new retreat in Napa Valley in 2026 at the historic Aetna Springs site, blending the region’s winemaking heritage with the brand’s focus on wellness and sustainability. The resort will feature 95 rooms and suites, including tent-style accommodations, along with 16 branded residences. Guests will have access to mineral spring therapies, longevity and mindfulness programs, and multiple dining concepts that celebrate local produce and wines. With design led by Olson Kundig and supported by Weller Development Partners and Pegasus Capital Advisors, the project will preserve historic structures, revive the natural springs, and incorporate sustainable practices aimed at achieving LEED certification, creating a sanctuary that reconnects visitors with nature and the cultural richness of Napa Valley.
