The 138-residence, two-tower development is being delivered in partnership with DaGrosa Capital Development Partners and will bring Kempinski’s 150-year heritage of refined hospitality to one of Miami’s most design-forward neighbourhoods.
Located at 3801 and 3883 Biscayne Boulevard, at the gateway to the Miami Design District, the project will comprise 132 private residences across two 20-storey towers, complemented by six townhomes and 17 guest suites exclusively available to residents. Homes will range from two to four bedrooms, with interior sizes of approximately 2,100 to 3,100 square feet and total living areas reaching up to 3,700 square feet. Generous terraces will provide expansive views over Biscayne Bay and the Downtown Miami skyline.
The architectural vision for the development is led by Arquitectonica, with interior design by Rockwell Group and landscape architecture by Enea. Together, the design team has created a cohesive urban expression that reflects the Miami Design District’s legacy of innovation, materiality, and cultural significance.
Drawing on Kempinski’s international portfolio across Europe, the Middle East, and Asia, the residences will offer a service-led lifestyle supported by daily management from Kempinski Group. The approach emphasises seamless hospitality, personalised service, and an elevated urban living experience shaped by European elegance and attention to detail.
Sales for the project will be led by ISG World, positioning the residences within Miami’s highly competitive luxury market. The development is designed to appeal to buyers seeking both architectural distinction and a hospitality-driven residential offering rooted in heritage and service excellence.
Amenities will be distributed across both towers and connected via an elevated third-floor amenity bridge. Wellness-focused facilities will include a fitness centre, spa and recovery areas, lap pool, cold plunge, infrared and steam saunas, and outdoor training zones. Social and lifestyle amenities will feature a restaurant with terrace seating, private dining salons, a library with wine and game lounges, a screening room, and dedicated golf and Formula 1 simulator spaces. Family-oriented amenities will include children’s playrooms, splash pads, shaded outdoor play areas, and a padel court, all set within landscaped grounds incorporating electric vehicle charging infrastructure.
