Minor Hotels is extending its luxury pipeline in southern India with a 185-key Anantara resort near Hyderabad, adding another mixed-use project to a fast-growing national development programme.

Anantara Jadcherla Hyderabad Resort is scheduled to open in 2029 on a 37-acre waterfront site in Telangana. The project will be developed with Ashya Group, marking the diversified Indian company’s first hospitality development, according to Minor Hotels’ signing announcement.

The resort will include 185 rooms, suites and pool villas, with standard accommodation starting at 48 square metres. Forty-seven pool villas are planned, ranging from 90 to 280 square metres, while a further 50 branded residences will be developed alongside the hotel on the reservoir.

A waterfront resort within reach of Hyderabad

The site is around 71 kilometres from Rajiv Gandhi International Airport, with Minor Hotels estimating a drive of about 60 minutes, and approximately 90 kilometres from central Hyderabad. Jadcherla itself is a municipality in Telangana’s Mahabubnagar district.

The design brief draws on the architectural legacy of the Kakatiya Dynasty, using stone construction and geometric motifs across public spaces and villas. Minor Hotels says the concept is intended to reinterpret regional design references within a contemporary resort setting.

Planned food and beverage facilities include an all-day dining restaurant, two speciality restaurants, a wellness café, lobby lounge and poolside bar. Leisure facilities are set to include an Anantara Spa, fitness centre, outdoor waterfront pool and kids’ club.

The project is also being positioned for meetings and destination events, with a ballroom, breakout rooms and an outdoor event lawn included in the plans. The Anantara project page lists the resort as opening in 2029 and confirms the 185-key inventory, waterfront setting and core leisure facilities.

Another step in Minor Hotels’ India expansion

The Jadcherla signing adds to a widening Anantara pipeline in India. Minor Hotels introduced the brand to the market with Anantara Jewel Bagh Jaipur and has since announced Anantara Zanti Coorg Resort and Anantara Kolkata Hotel, both unveiled in April 2026.

The group is also developing Avani+ Sunray Beach Visakhapatnam Resort, as it works towards a target of 50 properties in India over the next decade. Minor Hotels says its India growth strategy is focused primarily on luxury and premium brands, including Anantara, Avani and NH Collection.

Shashider Reddy Munugala, founder and chairman of Ashya Group, said the development is being shaped around its reservoir setting and the culture and landscape of Telangana. William E Heinecke, chairman and founder of Minor International, said the project strengthens the group’s presence in southern India while giving Anantara another destination-led resort in the market.

Minor Hotels currently has more than 640 hotels, resorts and branded residences in operation and committed development across 67 countries. The Jadcherla project also reflects the growing role of branded residences in the group’s pipeline, with residential components increasingly being paired with luxury resort developments.
