(NEWS) COPENHAGEN, Denmark, 2026-Sep-13 — /Travel PR News/ — A major Copenhagen business hotel has changed hands as Nordic real estate investor CapMan Real Estate and Danish pension company AP Pension deepen their exposure to hospitality through a newly formed 50/50 joint venture.
The partners have acquired Crowne Plaza Copenhagen Towers in Ørestad through CapMan Nordic Real Estate IV (CMNRE IV), making the 366-room property one of the fund’s first investments following its initial close in June 2026. The hotel will continue to be operated by Bellagroup, while CapMan and the operator plan targeted refurbishment intended to improve the guest experience, operating performance and the hotel’s competitive position.
According to CapMan’s transaction announcement, the four-star property spans roughly 29,000 square metres and includes extensive meeting and conference space. Its location in Ørestad places it between Copenhagen city centre and Copenhagen Airport, with Bella Center, Royal Arena and Field’s shopping centre nearby.
A business and events hotel with direct transport links
The acquisition gives CMNRE IV a hotel closely tied to Copenhagen’s corporate and meetings market. Bellagroup describes Crowne Plaza Copenhagen Towers as an international business and conference property with direct access to public transport and the Ørestad commercial district.
The hotel opened in 2009 and has 366 rooms, 21 flexible meeting rooms and two restaurants, according to Bellagroup’s published property information. The operator also highlights longstanding sustainability features including facade-integrated solar panels, a groundwater-based heating and cooling system and a Green Key profile.
For travellers, the ownership change is not expected to alter the hotel’s operating brand or day-to-day management. Bellagroup remains the operator, and the Crowne Plaza brand continues to provide the hotel’s international distribution and guest-facing identity.
CMNRE IV begins deploying capital after June first close
The Copenhagen acquisition also provides an early indication of how CapMan intends to deploy its latest Nordic value-add real estate fund. CMNRE IV held its first close on 17 June 2026 and is targeting €750 million in commitments.
When announcing the first close, CapMan said the fund would focus primarily on residential and public-sector assets while also pursuing selective opportunities in hotels and logistics where structural trends and active asset management could support value creation. The Crowne Plaza transaction places hospitality firmly within that broader strategy.
Mika Matikainen, Managing Partner at CapMan, said the hotel fits the fund’s focus on high-quality assets in dynamic Nordic urban locations. He pointed to Copenhagen’s mix of business and leisure demand, international connectivity and what CapMan views as limited new hotel supply as reasons for the investment.
CapMan reported €7.7 billion in assets under management at the end of June 2026. Its real estate business invests across Denmark, Sweden, Finland and Norway, while the firm says its dedicated hotel investment activities make it the largest private hotel investor in the Nordic region.
Bellagroup keeps operational control
The continued role of Bellagroup is significant because the hotel sits within a broader Copenhagen hospitality and events platform. Bellagroup operates Crowne Plaza Copenhagen Towers alongside Copenhagen Marriott Hotel and AC Hotel Bella Sky Copenhagen, and also runs major event venues including Bella Center Copenhagen and Bella Arena.
The group says its three international hotels provide nearly 1,600 rooms across Copenhagen, while its venues add more than 65,000 square metres of meeting and event capacity. That gives Crowne Plaza access to an established local sales and events ecosystem in addition to the IHG network.
CapMan and Bellagroup have not detailed the scope or timetable of the planned refurbishment. The investor has said only that targeted initiatives will be used to strengthen the property’s market position and competitiveness, leaving the existing operation in place while the new owners assess where capital improvements can add value.
Copenhagen hotel investment remains tied to mixed demand
CapMan’s investment case rests on Copenhagen’s ability to attract both corporate and leisure demand. The property’s proximity to Copenhagen Airport and major event venues gives it exposure to international business travel, conferences and arena events, while fast public transport links connect guests with the city centre.
That mix can be particularly important for large urban hotels because it reduces dependence on a single demand segment. Crowne Plaza Copenhagen Towers serves business travellers during the working week while also drawing leisure guests and attendees travelling for exhibitions, concerts and major events in Ørestad.
The transaction advisers to the joint venture were Sustaining, Deloitte, Bruun & Hjejle, Accura, Poul Schmith, PwC and ABC. Financial terms of the acquisition were not disclosed in CapMan’s announcement.
