KEY TAKEAWAYS

  • Capital Vacations has purchased certain assets at the 132-unit Sunrise Ridge Resort in Pigeon Forge, Tennessee.
  • The company now serves as the resort’s exclusive Resort Manager, Rental Manager, and Vacation Ownership Sales and Marketing agent.
  • Capital Vacations plans a sales preview center plus improvements to unit interiors, landscaping and other parts of the resort.
  • Sunrise Ridge becomes the company’s third Smoky Mountains resort alongside Gatlinburg Town Square Resort and Mountain Meadows Resort.

Capital Vacations is expanding its foothold in Tennessee’s Smoky Mountains with the acquisition of certain assets at Sunrise Ridge Resort, a 132-unit property in Pigeon Forge that becomes the company’s third resort in the region.

The October 1 transaction covers vacation ownership intervals, management rights and related assets, according to details released by Capital Vacations. The company now serves as Sunrise Ridge’s exclusive Resort Manager, Rental Manager, and Vacation Ownership Sales and Marketing agent, giving it a broad operating and commercial role at the property rather than a limited management assignment.

A Pigeon Forge property with a wider operating role

Sunrise Ridge Resort sits in the foothills of the Great Smoky Mountains near the visitor attractions of Pigeon Forge. The resort’s accommodation mix totals 132 units, while on-site facilities include indoor and outdoor pools, a sauna, fitness center, arcade and outdoor grilling areas.

For owners and guests, the change brings the property into Capital Vacations’ management and rental systems. The company said the arrangement is also intended to create revenue for the resort owners’ association while giving guests access to its rental services and providing owners with information about Capital Vacations Club.

Travis Bary, Co-President of Capital Vacations, said the company was attracted by the resort’s location, amenities and existing team, as well as the opportunity to strengthen its position in the Smoky Mountains. The acquisition extends a regional strategy that has already added Gatlinburg Town Square Resort and Mountain Meadows Resort to the company’s portfolio.

Sales center and property improvements are planned

Capital Vacations plans to establish a sales preview center at Sunrise Ridge and says it will make improvements to unit interiors, landscaping and the wider resort over the coming months. The company has not provided a project budget or a detailed timetable for the planned work.

The planned upgrades are significant for the property because Capital Vacations is combining physical improvements with management, rental and vacation ownership sales responsibilities. That structure gives the company direct involvement in both day-to-day resort operations and the longer-term owner and guest proposition at Sunrise Ridge.

Third Smoky Mountains resort builds regional scale

With Sunrise Ridge added to Gatlinburg Town Square Resort and Mountain Meadows Resort, Capital Vacations now has three properties in the Smoky Mountains area. Bary said the regional expansion is taking place in a market that the company estimates receives more than 11.5 million visitors each year.

The location gives Sunrise Ridge access to the broader Pigeon Forge tourism market while remaining close to Great Smoky Mountains National Park and the area’s large concentration of family attractions, entertainment, dining and outdoor recreation. For Capital Vacations, the addition increases the number of properties through which it can serve existing Club members and other guests in one of the Southeast’s busiest leisure destinations.

Capital Vacations says it partners with more than 200 independent resorts across the United States and Caribbean and serves more than one million travelers annually. The Sunrise Ridge transaction adds another managed property to that network while deepening the company’s concentration in the Smoky Mountains.
